For those first time builders we can advise you of the building process. We will work with you to establish a design brief that includes everything you want in your new home, that suits both your lifestyle and your budget.

FLOOR PLAN SKETCH
Once you have decided on a house design or worked with our Design team to establish a design brief, we will then prepare a site plan, floor plan and front elevation of the house.
The site plan shows the position of the house on your block. It gives you a measurement from each boundary so you can visualise your side access as well as the size of your yard.
The floor plan is a footprint of the home. It will give you measurements of each room and an overall m2 area of the home.
The front elevation shows you what the home will look like from the street.
Once you are happy with the design we can then produce a cost estimate to build the home. As we do not work on a m2 rate, each home is costed based on exactly what a client wants included in the construction.

WORKING DRAWINGS
As Ashlee Jones Homes does not work off a m2 rate, we establish a fixed price quotation from a full set of Working Drawings or Construction Plans. This enables the best price for the client as we send it out to all trades to price.
We also put together detailed Specifications which includes all the inclusions for the home. With both the Working Drawings and the Specifications we can provide a competitive fixed price quotation.
If a soil test has not already been performed on your block, it is at this stage that you will require a soil test. A soil test is very important to the costing. The foundation or slab is engineered based on the soil test result. A soil class of “S” is a standard class. A “P” or “M” Class Soil requires more steel and deeper footings in the slab which also means additional costs. It is always a good idea to have a soil test completed as early as possible. That way you know if you will have to budget for additional costs to the slab.

BUILDING
Upon signing a contract we organise all the required approvals and insurances. These include QBSA Home Warranty Insurance, Construction Insurance and Council Approval.
We update you with a weekly project schedule to let you know what is happening onsite and what selections you need to start selection as well as some onsite photos.
Colour and Design selections are best selected early on in the planning stages. We have a design tem available to assist you in your selections if you require.
We are happy for you to amend Specifications and Inclusions provided enough notice is given. We encourage you to approach us should you want to make a change because at the end of the day this is your home and we want it to be exactly how you want. Should this change involve a price amendment, a variation to the contract amount will be quoted for your approval. We will also provide a copy of the variation document with the price amendment as well as any additional time that maybe require to complete the changes. This process ensures complete customer satisfaction & guarantees peace of mind throughout the building process.
